J-Four Properties Ltd has been created to deal with the ever-increasing demand for the building of, or the improvements to, residential properties. We offer an independent service which addresses the management and control of these projects, the rising costs of building works and the associated anxiety of undertaking a building project. Our core responsibility, is to be the single point of contact for our client for the entire project from pre contract to close out.
One of our core specialities is in managing projects for clients who are based away from the build site and who need a “person on the ground” to manage the process and protect their investment.
Our philosophy is to manage and control the project by facilitating a team approach with our clients, their architect, the professional team, and the contractors / suppliers.
Business Model/Rationale
Recent trends have shown the following three emerging requirements in the residential market.
- The move toward a single-point of responsibility for projects
- A shift toward a more complex range of services required by the client
- A greater focus on value by clients.
Not only do we provide the above services but we have further enhanced this offering to include a full range of services to manage all elements of the project, including installation of pools, tennis courts, landscaping and any other services required by the client.
The rationale for using a project manager is for the client to have a dedicated agent that can act independently, protecting the clients investment and ensuring the project is delivered on budget and on time.
