Project Management

J-Four Properties Ltd has been created to deal with the ever-increasing demand for the building of, or the improvements to, residential properties. We offer an independent service which addresses the management and control of these projects, the rising costs of building works and the associated anxiety of undertaking a building project. Our core responsibility, is to be the single point of contact for our client for the entire project from pre contract to close out.

One of our core specialities is in managing projects for clients who are based away from the build site and who need a “person on the ground” to manage the process and protect their investment.

Our philosophy is to manage and control the project by facilitating a team approach with our clients, their architect, the professional team, and the contractors / suppliers.

Unique Approach

We manage all aspects of the project on our clients behalf, from the pre contract period where the professional team needs to be selected and introduced to the client, drive the timelines on the design process, the development of a project scope of work as well as then generating the project budget from the appointed surveyor.

Once live, we manage the serious construction considerations, the management of the contractor through use of a JCT minor works agreement or the full JCT contract for works over 2m GBP. We visit site frequently to ensure the work is been carried out in accordance with our standards and to keep the project on track by pre-empting any issues arising. We pay special attention to the critical finishing details, whilst at the same time, making and documenting the myriad of minor but necessary day-to-day decisions that need to be taken on any project.

The fundamental differentiators we pride ourselves on is the trust and transparency of the relationship with our clients, coupled with the practice of managing the costs and especially “extras” very carefully, always keeping the client informed of any changes to scope, budget and programme and to drive the base cost of the project down through our relationships with our selected contractors and suppliers.
